Field notes
The dashboard estimates yearly Shanghai housing prices from neighborhood fixed effects and property-level factors, then decomposes a result into contributions such as location, building characteristics, and subway distance. Its data combines Lianjia transactions from 2011–2023 with Beike transactions through August 2026. The holding-cost section adapts crypto-market measures such as SOPR and MVRV, but explicitly treats matched transactions as sampled proxies rather than a ledger of every homeowner’s actual cost.
