Field notes
The dashboard estimates annual Shanghai resale prices with neighborhood fixed effects, housing attributes, ridge-regularized coefficients, and empirical-Bayes shrinkage for compounds with sparse sales. Its index view re-prices a 2019 transaction basket to separate changing housing quality from raw median-price movement. A separate matching system applies FIFO or LIFO rules to sample transactions and borrows SOPR, MVRV, NUPL, URPD, and holding-wave terminology from crypto analysis, while repeatedly marking those holdings and profit measures as proxies rather than citywide facts.
