The workflow accepts a single Japanese property URL, translates listing details, and organizes them into checks for road classification, setback loss, utilities, renovation, location health, and negotiation points. The visible Komaki example uses a 3.6 m road to calculate a 0.2 m setback and estimates ¥14.48–21.70 million to reach a habitable house. Its cost bands are explicitly planning allowances rather than local contractor quotes, so the report functions as an early screening document rather than an appraisal.
