The checker combines adopted municipal zoning law with county mapping, parcel, and tax records rather than relying on a generalized ADU score. Its report separates five constraints—zoning, site, septic and utilities, access, and environmental overlays—and assigns each finding a certainty level tied to the strength of the underlying record. The site also defines explicit boundaries: survey, engineering, subsurface, permitting, and final approval remain outside the tool’s scope.
